A SOUTHAMPTON letting agent is urging landlords to make sure they carry out annual gas safety checks on all appliances in their properties to avoid risking tenant’s lives and break the law.
Green City Lettings has issued the warning as latest research reveals 41 per cent of tenants have had more than one instance of broken gas boiler, gas cooker, or gas fire in the last five years.
Faulty gas appliances can cause gas leaks, fires, explosions. or carbon monoxide (CO) poisoning which can be fatal. By law. landlords must get an annual gas safety check carried out on all gas appliances in the properties they rent out but many are unaware of thier legal responsibilities.
Chamak Digwa, director of Green City Lettings, said: “We are reminding landlords that they are legally obliged to get checks carried out and provide tenants with a gas safety check record to prove the checks have been done.
” As a minimum, landlords can be fined for not fulfilling thier legal obligation to have annual gas appliance checks by a Gas Safe registered engineer ”
