One of the worst nightmares for a landlord is a Void Period, a property empty with no sign of a new tenant. However in my experience there are ways to make sure this does not happen; all it takes is a little knowledge.

- Ensure your property is reaching the widest possible range of tenants
Tenants prefer a letting agent to carry out the viewings; tenants will then often be more open and honest with any feedback at the viewing. This can be used to an advantage for the landlord who can make positive changes to the property. Generally the property should be clean and tidy, curtains should be open, and beds made. If you want to convince prospective tenants this is the home for them, then this is essential.

List your property with an agent that uses Rightmove, with the majority of tenants looking online for their next property, property portals like Rightmove are essential to maximise interest in your property.
Are you available for viewings?
Remember most tenants are only able to view properties during the evenings and weekends. Letting agents can be available for viewings at short notice and can cut your void periods dramatically. Make sure your agent carries out viewings after office hours and is available weekends.
Having good quality photographs will increase the number of tenants enquiring-dramatically. Make sure your agent uses quality photographs when marketing your property.
How much rent can I get?
Rental prices are difficult to gauge, as they are prone to fast change. Most agents will carry out a rental appraisal at no cost or obligation to the landlord, it is a good idea to obtain at least three property appraisals, and you can also find out about their levels of service and fees. The best way to see what similar are going for : set-up a property alert on Rightmove so you always know what’s happening in your area, and weigh those properties up against what yours has to offer.
