In all of the many years that I have been a landlord, I have often discussed with other landlords, our biggest gripe…dealing with contractors.
Typically a landlord may own one or two rental properties and if a tenant were to call to report that there was an issue, for example with the boiler; no hot water and heating (an issue that can get tenants yelling at you, if not sorted out in a hurry!). Normally you would turn to your tried and tested Gas Safe Engineer, however if he was on holiday or off sick, like me hopefully you would have another engineer that you can turn to for back up. But if you could not get hold your back up engineer for whatever reason, you next start asking family and friends for recommendations and go on the internet to Google.
Now you get in to a panic mode, especially if the tenant has been on the phone to you now for the fifth time on Sunday evening (it usually happens to me on a Sunday).
You finally manage to find a contractor from the internet (who has a lot of positive reviews) and arrange for them to come out to the property and meet you, and because you have never met them before you prefer to be there and arrange to meet them in your lunch hour. As a landlord I am sure you would have definitely experienced what happens next…the contractor fails to show up!
These situations can be very stressful for the landlord as well as for the tenants. Of course there are a lot of reputable contractors out there who are very professional and reliable; however the majority of contractors are self-employed and are struggling with the day to day organising of their work load, and often when they are on a job, unforeseen issues can cause delays.
